Board approves replat of subdivision

The Columbus Board of Public Works and Safety approved a replat of a portion of Abbey Place major subdivision to make way for another subdivision to the south that will include a type of affordable housing new to the city.

Abbey Place is located along County Road 200 West, south of Lowell Road.

The change includes an additional 847 square-foot right-of-way dedication along what’s called “common area E” in section 1 of Abbey Place so crews can realign County Road 200 West as part of the new Sutter Place major subdivision, according to a memorandum from the planning department.

“… And part of that alignment, they need a little extra right-of-way for that curve that happens to be along the Abbey Place frontage,” the planning department’s Ashley Beckort told the board.

On April 23, the board approved a subdivision improvement agreement with Arbor Homes — the same developer for Abbey Place — for section 1 of the Sutter Place major subdivision, allowing the developer to start construction of roads and public infrastructure.

Section 1 of the subdivision will include an initial 50 lots, 16 of which will have “Genesis-style homes” on them. The other 34 lots will be traditional single-family homes, per city documents.

Genesis homes are intended to be more affordable for first-time homebuyers— they are designed in clusters centered on shared motor courts. The homes will sit on smaller lots, with the structure taking up most of them, according to the planning department.

Arbor Homes has begun construction on Sutter Place and Beckort estimated the developer will get halfway through construction before requesting approval of the final subdivision plat for section 1 “at the earliest this year, but it’ll probably be spring of next year,” Beckort said on Tuesday.
